Protect your investment with visual unit inspections to ensure routine maintenance and unexpected disasters are identified and addressed quickly, before they become more costly to repair.
The Division of Condominiums has held that, when an owner does not reside in the unit, it is incumbent on the owner to routinely and periodically examine and inspect the unit to ensure the absence of leaks and conditions that would otherwise lead to damage to the building and its occupants. The Division has also hinted that such duty may also require the hiring of a local caretaker if the owner lives out of the country and is unable to visit the unit regularly. A failure to abide by this duty can be quite expensive for a negligent unit owner.
Unit owners are responsible for the cost of reconstruction of any portions of the condominium property for which the unit owner is required to carry property insurance. This includes all personal property within the unit or limited common elements. Such property and any insurance thereupon are the responsibility of the unit owner. Condominium property damage and the repair/replacement requirements are often a contentious, costly and confusing aspect of condominium ownership.
Onsite inspection of your unit is the only way to ensure maintenance and emergency issues are identified early. During long periods of vacancy, a simple water leak can have devastating results, not just for the unit, but for the common elements of the condominium and adjacent units.
Our comprehensive inspection report will be emailed to you after each on-site visit. Photographs will be included as supporting documentation for the findings of the inspection. We will make immediate contact in the event a major disaster or repair is identified.
